Ventilation in the International Mechanical Code (IMC) serves two primary purposes: air quality (dilution of contaminants and odors) and moisture control (prevention of condensation and mold). For the Residential Mechanical Inspector, ventilation is not about comfort alone—it is a life-safety and property-protection issue.
The IMC divides ventilation into two broad categories:
The code does not mandate which type you must use in every case; it sets minimum performance standards for either approach. Your job as an inspector is to verify that the installed system meets those standards.
1.2 Natural Ventilation Requirements
When a building relies on natural ventilation for occupied spaces, the IMC requires that the openable area of windows, doors, or other openings be at least 4% of the floor area of the space being ventilated. This is a critical threshold—memorize it.

For adjoining spaces, the code allows a small opening (minimum 8% of the floor area of the interior space, but not less than 25 square feet) between a naturally ventilated space and an interior room. This is a common exam trap—candidates confuse the 4% outdoor opening with the 8% interior transfer opening.

When mechanical ventilation is used, the IMC sets minimum outdoor air supply rates based on occupancy type. For residential occupancies (which the M1 exam focuses on), the key number is:
In practical terms, for a typical residence, this usually works out to a continuous ventilation rate of about 50–80 cfm for a whole-house system, depending on size and occupant load. The exam will expect you to know the formula, not to memorize a single cfm number.
The code also permits intermittent operation (e.g., a fan that runs only when the bathroom light is on) provided the total airflow over a 1-hour period meets the continuous requirement. This is called the "averaging" provision.

1.4 Exhaust Ventilation for Specific Rooms

Critical distinction: The bathroom exhaust fan must be ducted to the outdoors — venting into an attic, crawl space, or soffit is a violation. The code is explicit that exhaust air cannot be discharged into a concealed space.
1.5 Duct Sizing and Installation for Exhaust Systems

The termination point (where the exhaust exits the building) is a frequent inspection finding. Code requirements include:
Special case — kitchen exhaust: Grease-laden exhaust (range hoods) must terminate at least 3 feet from any building opening and must not be directed toward walkways or public areas.
1.7 Ventilation of Attached Garages
Attached garages are a major concern because of carbon monoxide (CO) risk. The IMC requires:
Inspection point: Check for self-closing doors between the garage and the house, and verify that the door gasket is intact. Also, verify that the garage floor is sloped to drain and that no HVAC supply registers are located in the garage.
1.8 Crawl Space and Attic Ventilation
While the IMC focuses on occupied spaces, it also addresses unoccupied spaces that can trap moisture:
Important exception: If the crawl space is conditioned (heated/cooled) and sealed, ventilation may be omitted, but a vapor barrier must be installed on the floor.

When a mechanical exhaust system removes air from a building, makeup air must be provided to prevent negative pressure. This is critical for:
