1.1 Scope and Definitions

1.3 Fixture Location and Clearance Requirements

1.3.1 Water Closet Clearances
The centerline of a water closet must be at least 15 inches from a side wall or partition, and no more than 20 inches from the centerline to the nearest obstruction on the other side.
The clear space in front of the water closet must be at least 21 inches.
Inspection Point: Measure from the finished wall, not the rough framing. A common error is installing the flange too close to the wall, resulting in a violation after tile is installed.
1.3.2 Lavatory and Sink Installation
Lavatories must be secured to the wall or countertop to support a vertical load of 250 pounds applied to the front edge.

1.3.3 Bathtub and Shower Compartments

1.4 Faucets and Fixture Fittings — Flow Rates and Temperature Control

1.4.1 Maximum Flow Rates (Table 424.1)
The IPC sets maximum flow rates for water-conserving fixtures. These are mandatory, not voluntary. The key values for residential:

Inspection Point: Look for the ASSE 1016 or ASSE 1070 certification mark on the valve body. If the valve is not marked, it does not comply. Also, verify that the valve is installed with the hot water supply on the left (when facing the valve) — this is a standard requirement.
1.4.3 Faucet Temperature Control
For lavatory faucets in public or semipublic areas, the maximum hot water temperature is 110°F. This does not apply to dwelling units, but it does apply to common restrooms in apartment buildings.
1.5 Water Closets — Specific Requirements
Section 424.5 and Section 425 cover water closets.
1.5.1 Flush Characteristics
Water closets must be water-conserving (1.28 gpf maximum for tank-type).
Dual-flush toilets are permitted (e.g., 0.8 gpf for liquid, 1.28 gpf for solid).
Inspection Point: Verify the flush valve or tank mechanism is adjusted to prevent continuous running. A toilet that runs continuously is a code violation and a water waste issue.
1.5.2 Bowl Type

1.5.3 Prohibited Fixtures
Section 424.6 prohibits the use of urinals in dwelling units. This is a common code question — a urinal cannot be substituted for a water closet in a residence.
1.6 Special Fixtures and Appliances
1.6.1 Bidets and Wash Stations
Bidets are permitted in dwelling units but must be connected to a trap and vent in the same manner as a lavatory.
Inspection Point: Verify that a bidet has a vacuum breaker on the supply line if it has a sprayer or jet feature.
1.6.2 Clothes Washers
Clothes washers require a standpipe with a minimum diameter of 2 inches and a minimum length of 18 inches (measured from the trap weir to the point of discharge).
The trap must be a 2-inch P-trap.
Inspection Point: Measure the standpipe length. A common violation is a standpipe that is too short, causing the washer discharge to overflow.
1.6.3 Dishwashers
Dishwashers must be connected to the drainage system with a waste fitting (not directly to the trap) and must have a high-loop or air gap to prevent backflow.
Inspection Point: For a residential dishwasher, the supply line must have a backflow preventer or an integral air gap. The high-loop method (routing the drain hose up under the countertop) is the most common residential installation.
1.7 Water Supply and Distribution — Fixture Connections
Chapter 6 of the IPC governs water supply. For this chapter, you need to know the following:
1.7.1 Minimum Supply Pipe Sizes
The minimum water supply pipe size for a fixture is 1/2 inch (nominal) for most fixtures, but the shower requires a 3/4 inch supply if it is a high-flow showerhead (over 2.0 gpm).
Inspection Point: Check the supply line to the water closet. It must be a 3/8 inch or 1/2 inch flexible supply line, but the rigid pipe must be at least 1/2 inch.
1.7.2 Fixture Shut-Off Valves
Section 606.4 requires an accessible shut-off valve for each fixture. This is typically an angle stop under the lavatory or behind the toilet.
Inspection Point: Verify that the shut-off valve is accessible without removing any paneling or cabinetry. A valve hidden behind a removable drawer is a violation.

1.9 Practical Inspection Checklist (Field Application)
When you are on a residential inspection, run through this mental checklist:

1.10 Common Code Traps and Misconceptions
Trap 1: Confusing "dwelling unit" with "sleeping unit." A sleeping unit (e.g., a hotel room) does not require a kitchen sink. A dwelling unit does.
Trap 2: Assuming the IPC requires a bathtub in every bathroom. It does not — it requires one bathtub or shower per dwelling unit, not per bathroom.
Trap 3: Using the wrong pressure for flow rates. Showerheads are rated at 80 psi; faucets at 60 psi. If a question gives you a flow rate at 60 psi for a showerhead, it is not compliant.
Trap 4: Forgetting that the IPC is a performance code. If a fixture is not listed in the code, it may still be approved if it meets the intent (Section 301.2). However, for the exam, stick to the explicit requirements.
